Acting as the Superintendent can add significant benefit to the project at every phase, so we share our thoughts on how this might be achieved.

The role of a Superintendent is often undertaken in response to the requirements of many commercial building contracts. Unfortunately, the ability to assist the feasibility of the project is missed when the Superintendent is appointed after tender negotiations and contracts are signed.

Whilst key requirements for a Superintendent include;

·       acting as Agent for the Principal in certifying various claims from the Contractor

·       an ability to act Independently and reasonably

·       being accredited and/or licensed under regulations

there is a much greater benefit to involve the “Super” much earlier to generate clarity and reduce the project administrative burden.

Pre-construction phase

Over the last 30 years, there has been a strong trend to only involve consultants at the very last moment so that direct costs can be minimised. The establishment of a design concept for submission and approval is always seen to be “selling” the development to various parties and not about the raw feasibility and costs of delivering the “vision”.

When an experienced Superintendent is brought in as part of the development team, it should create a whole new team focus to make the end product more buildable with less risk and cost.

Superintendents should bring a depth of experience to identify details on inclusions and exclusions, PPRs, program, commercial risk allocation, payment processes, variation reductions, fit-out responsibility, extension of time costs, final project costs, feasibility and even funding parameters which support the project.

Utilising these skills early in the projects’ life will assist at every subsequent step of the delivery process and help reduce confrontation between various stakeholders. Reducing mistakes around poor planning and cost allocation has to be the best way to deliver a successful project.
